Polk County has grown fast, and AM Exterior grew with it. We've been working in Lakeland and Davenport since 2011, and today Polk is one of our busiest counties for new outdoor living projects. Newer master-planned communities — especially along the Davenport and ChampionsGate corridor near Disney — are full of homes that came standard with a small covered lanai and a plain concrete slab, and the owners we work with almost always want more from their backyard.

That means most of our Polk County work centers on outdoor living expansions: paver patio extensions past the original slab, extended aluminum patio covers to shade a larger footprint, screen rooms and pool cages built onto existing lanais, and full outdoor kitchens with stone bases and granite counters. Lakeland's mix of older neighborhoods and newer subdivisions rounds that out with a steady flow of siding replacements and bathroom remodels.

Polk sits at the edge of our regular service area, so we're selective about the projects we take on here — but for the right job, we make the drive. Every Polk County project is pulled, permitted, and inspected under our own state general contractor's license (CBC1263331), and we don't subcontract the core structural or finish work to unknown crews.

Polk is Florida's largest county by land area, and where a home sits changes what it needs. The northeast corner — Davenport, ChampionsGate, Haines City, and Four Corners — is dominated by newer subdivisions and a heavy share of vacation and short-term rental homes, where owners want an outdoor space that photographs well and holds up to constant use: a pool cage with tall gable framing for an open feel, a paver deck instead of bare concrete, and often a summer kitchen. Lakeland, Winter Haven, Auburndale, and Bartow have deeper roots, with historic districts, lakefront properties on the Chain of Lakes, and mid-century homes where the work is more often siding, soffit and fascia, patio covers, and interior remodeling. Lakeland's older neighborhoods can carry historic-district review that affects siding profiles and trim, and we plan for it.

Permitting in Polk runs through the county for unincorporated addresses and through individual cities such as Lakeland, Winter Haven, and Haines City for properties inside their limits. We confirm the jurisdiction before quoting and submit engineered drawings for aluminum structures where required. Polk's inland location means slightly lower design wind speeds than the coast, but summer storms are just as intense and the sandy ridge soils around Lake Wales and Haines City still demand a properly compacted base under pavers and slabs. Every Polk County project — pool cage, screen room, paver patio, Hardie siding, or bathroom — is estimated in person, built by our own crew, and covered by a written warranty.

Because Polk is a longer drive from Land O’Lakes, we plan Lakeland and Davenport projects in continuous blocks so the work moves steadily once it starts. The process begins with an on-site estimate, a written scope covering materials, dimensions, permit responsibility, and schedule, and a second measure before material is ordered. For vacation-rental owners in the Four Corners area who are not always on site, we coordinate access, send progress photos, and schedule inspections around occupancy so the project does not disrupt bookings more than necessary. Association review is common in ChampionsGate, Solterra, Providence, and similar communities, and we supply the drawings and specifications those committees ask for so approval is handled before construction is scheduled.
